As one of the fastest growing companies in the State of Massachusetts, EMC2 did not have time to follow a typical project schedule for the design and construction of their new Customer Service and Manufacturing Warehouse and Offices. Their main objective was to have half of the warehouse open for business within four months. The remainder of the warehouse and the adjacent offices were not on the critical path, but were needed within 7 months. Using an accelerated design schedule and a phased construction schedule, Bay State Design was able to meet their needs.
EMC2’s Design Criteria and frequent, sometimes bi-weekly, design team meetings facilitated the programming and design. By creating a separate zone for offices, break room, and bathrooms, we were able to simplify the construction phasing of this tenant fit-up. Before the project was even complete, EMC2’s dynamic needs had shifted and more office space was needed. With a quick redesign, a few bays of warehouse space were converted to office space and the schedule was still met. The bright colors and high levels differentiate this warehouse from typical dark, drab warehouses and provide some continuity between the office and warehouse space.
